Intro

North Commons

The Eastwood Mall Complex is a large retail center within Niles and Howland Township, surrounded by numerous outparcels on. The site provides endless opportunities for retail, hospitality, and restaurant focused brands. The North Commons Retail Center was conceived in the Spring of 2005 and was intended to be a catalyst for additional development in the area. This outparcel was designed for primarily food service operations, allowing for future tenant brand standards to be incorporated without changing the overall design of the building.

Challenge

The outparcel was located roughly twelve feet below the main thoroughfare. Site development needed to include enough parking, potential for patio seating, and access around the entire building. Overall design of the building needed to stand out from other outparcel development on site, including several big box stores in close proximity to the site.

Solution

The site was designed to provide a gentle sloping parking area across the site, with the building situated at the rear of the parcel to allow for adequate parking and vehicle access. The rear access permitted an end cap tenant to provide drive-thru window service. The building elevation was vigorously critiqued to ensure suitable height was provided and to allow signage viewable from the adjacent roadway. The Metal awnings, brick façade, and limestone columns created a unified structure while allowing for the brand standard signage and entryways. Lastly, the entrances were pushed back on the building pad, to allow for outdoor patio areas front for each store. Designated with brick piers to match the design of the building, the patios were separated to provide unique dining experience.
